Is this a quote?

No. It is the published range from our pricing page multiplied by the size you enter. Nobody has looked at your site. Real numbers move on soil, access, clear span, eave height, wind exposure and what the city wants. A quote takes a conversation and usually a site visit.

Why is the range so wide?

Because the honest range is wide. A 3,000 - 4,999 SF commercial shell runs $46 to $58 per square foot depending on span, eave height and site work. Anyone giving you a single number before seeing your dirt is guessing or leaving something out.

What is not in the number?

Land, well or water tap, septic or sewer tap, utility extension to the site, driveway and culvert, land clearing beyond one acre, rock excavation, retaining walls, detention and drainage, impact and development fees, and furniture and equipment.

Do I have to give you my email to see the result?

No. The number is on the page before you type anything, and it stays there. There is a box under it that will email you the estimate with the exclusions attached if you want it in writing, and that is optional. We would rather you got a useful answer and called us than traded your email for a figure.

What is the smallest building you will build?

1,500 SF commercial and 2,000 SF of living area. Below that our pricing is not competitive and the calculator says so instead of quoting you anyway.

Does finish level really change the price that much?

Yes. A dried-in barndominium shell runs $62 to $78 per square foot. The same building at high finish runs $185 to $225. The shell is the cheap part. Cabinets, counters and fixtures are where the money goes.
