What a slab actually costs

The foundation is the line item most often missing from a metal building quote, and it is the one you can least afford to get wrong. Everything above it can be repaired. A bad slab is a demolition problem.

The number

An engineered residential slab in Texas runs $8 - $12 per square foot. A commercial slab under light loading runs $9 - $14. An industrial slab designed for forklifts and racking runs $13 - $22. Those are for a site that is already pad ready.

On a 5,000 square foot commercial building, that is $45K to $70K of concrete before anything steel arrives. On a 15,000 square foot industrial building it is $195K to $330K.

That is why a kit price and a contractor price look so far apart. One of them is paying for the ground the building stands on.

What is in a slab price

  • Engineering and the sealed foundation design.
  • Fine grading and forming.
  • Vapor barrier under conditioned space.
  • Reinforcement, either rebar or post-tension cable.
  • Concrete, placed, finished and cured.
  • Anchor bolt layout and setting, which has to be exact or the frame does not land.
  • Perimeter beams, interior beams and any thickened sections under column lines.

The anchor bolts are worth a sentence on their own. They get set in wet concrete to a template, and if they are off, the steel does not go together. That is a bad morning with a crane on the clock.

What is not in it

Getting the site ready is separate work and it varies more than the concrete does. Clearing, cut and fill, select fill import, compaction and testing, and any rock that shows up. On a level pasture this can be small. On a sloped or wooded site it can rival the slab.

Why the dirt sets the price

Blackland clay

The western half of our service area sits on Blackland Prairie clay. Rockwall, Kaufman, Hunt, Ellis and the surrounding counties. This soil has a high plasticity index, which means it swells when wet and shrinks when dry, and it does that seasonally, every year, for the life of the building.

A foundation on that soil needs deeper beams, more steel and often moisture control around the perimeter. It costs more than the same building on sand, and the extra is not optional. Think of it as building on a mattress instead of a table. The design has to account for the movement rather than pretend it is not there.

East Texas sand and loam

East of Canton the soils turn sandier. Drainage is better and the seasonal movement is smaller, which usually means a simpler and cheaper foundation. Sandy soil has its own failure mode though. It can consolidate under load if the pad was not built and compacted properly, and a settling slab looks the same from the inside as a heaving one.

Rock

Limestone shows up in parts of Ellis County and elsewhere in the region. Rock excavation is not in anyone's base bid, and hitting it in footings can add tens of thousands of dollars in a week. This is one of the reasons a geotechnical report pays for itself.

The soils report

A geotechnical report on a single building typically runs a few thousand dollars. It tells the engineer what is actually under the site instead of what is probably under it, and the foundation gets designed to that.

Skipping it means the engineer designs conservatively, which costs money, or optimistically, which costs more. It also means a plan reviewer in a clay jurisdiction may send the set back until you get one. Buy the report.

Thickness and reinforcement

Slab thickness follows what rolls across it. Light retail or office is typically five inches. Warehouse with pallet jacks and light forklifts moves to six. Heavy forklifts, loaded racking and truck traffic push to seven or eight with a design that accounts for point loads under rack posts.

Reinforcement is either conventional rebar or post-tension cable. Post-tension is common on residential slabs in expansive clay because it holds the slab together as one stiff plate through the seasonal movement. Commercial and industrial floors are more often rebar with a designed joint layout, because you can cut and pour a control joint pattern that manages cracking instead of fighting it.

Concrete cracks. Every slab does. The question is whether the cracks are where the design put them or somewhere else.

Flatness matters more than people think

If you are installing tall racking, a floor that is out of level makes the top of a 30 foot rack lean. If you are putting down polished concrete or thin set tile, an uneven floor shows in the finish. Floor flatness is a specified number, not a hope, and it is worth naming in your scope if the use demands it.

Where slab money gets wasted

  • Paying for an industrial slab under an office.
  • Paying for a light slab under a forklift, then repairing it.
  • Building on uncompacted fill because nobody tested it.
  • Skipping the vapor barrier under conditioned space and fighting moisture in the flooring forever.
  • Pouring before the underground plumbing and conduit are set and inspected.

The last one is the expensive mistake. Everything that lives under the slab has to be right before the truck shows up, because after the pour the only tool that fixes it is a saw.

It swells when wet and shrinks when dry, every season. The foundation needs deeper beams, more steel and sometimes perimeter moisture control to handle that movement. The same building on East Texas sand usually needs a simpler foundation.
Do I need a soils report?
On commercial work, effectively yes, and plan reviewers in clay jurisdictions often require one. On residential it is optional in some counties and still worth the few thousand dollars, because the alternative is designing a foundation on a guess.
How thick should my slab be?
Five inches for light retail or office. Six for warehouse with pallet jacks and light forklifts. Seven to eight for heavy forklifts, loaded racking and truck traffic, designed for the point loads under rack posts.
Will my slab crack?
Yes. Every concrete slab cracks. A designed joint layout decides where, which is the difference between a floor that is working as intended and one that is failing.
