Metal building cost in Texas

Most metal building prices you find online are for a kit on a truck. Ours are for a finished building on your dirt. Those are two different products and the gap between them is where budgets die.

The short answer

A commercial metal building shell in Texas runs $27 - $36 per square foot on a large building and $52 - $68 per square foot on a small one. Turnkey runs $60 - $102 to $98 - $165 per square foot depending on size and what happens inside. A finished barndominium runs $118 - $225 per square foot of living area.

Those numbers include the foundation. A lot of published pricing does not, which is the single biggest reason a quote you found online looks half of what a contractor tells you.

Why bigger buildings cost less per foot

Engineering, permit fees, mobilization, the crane and the crew driving to your site cost close to the same whether the building is 2,000 square feet or 20,000. Those are fixed. Spread across a bigger footprint they get thinner per foot, and the rate drops.

Think of it like a delivery charge. The fee to send a truck is the same whether it carries one pallet or twenty. Per pallet, twenty is cheaper every time. If a contractor quotes you one flat rate for every size, they are either padding the small jobs or losing money on the big ones.

What is in the number

A shell price from us covers the engineered slab and foundation, the red iron frame, roof and wall panels, overhead and walk doors, windows, erection, permits and basic site grading. When it is done the building is dried in and usable. It has no insulation, no mechanical, no electrical, no plumbing and no interior.

Turnkey adds all of that. Insulation, HVAC, electrical, plumbing, interior framing, drywall, finishes, restrooms and final trim. You get a building ready for a certificate of occupancy.

If a quote does not say in writing whether the slab is in it, it is not a quote. It is a number.

What is not in the number, on any job, from anyone

This is the list that wrecks budgets. None of it is in a per square foot building price, ours or anyone else's, and on raw land in East Texas it routinely runs $30,000 to $100,000 or more before a concrete truck shows up.

Get a real number on site work before you fall in love with a building price. If the land needs a well, a septic system, a driveway and 400 feet of utility extension, that is a second budget sitting behind the first one.

The things that actually move your price

Clear span

Every foot of clear span you add makes the frame heavier. A 40 foot span is cheap steel. A 120 foot span is a lot more steel doing a harder job. If your operation can live with a column line down the middle, you will save real money. If it cannot, do not fake it, because a column in the wrong place costs more in operating friction than it saves in steel.

Eave height

Going from a 16 foot eave to a 24 foot eave adds steel, adds wall panel, adds insulation area and adds lift time on the erection. It also changes what racking you can use inside. Decide it off your operation, not off a round number.

Doors and openings

Every overhead door is a hole in a structural wall, so it needs framing around it. Storefront glass is more expensive per foot than panel by a wide margin. Door count and glass area move a commercial number more than most people expect.

Insulation

A warehouse with a vinyl backed blanket and a conditioned office with closed cell spray foam are not the same building. Insulation spec drives both the install cost and the HVAC tonnage behind it. Pick it off how the space gets used.

Slab thickness and loading

A five inch slab under light retail and an eight inch slab under a forklift and pallet racking are different pours with different steel in them. Tell your contractor what is going to roll across the floor before they price it.

The dirt

Blackland clay across Rockwall, Kaufman, Hunt and Ellis counties moves with the seasons. That means deeper beams and more steel in the foundation than a sandy site in Wood or Van Zandt County needs. Two identical buildings 60 miles apart can have foundations that differ by tens of thousands of dollars. A soils report is cheap next to guessing.

Occupancy

The code section that governs your building decides a lot of your budget. A warehouse is a warehouse. A building people gather in brings egress requirements, fire separation, sprinklers and accessibility that a warehouse never sees. That is why finished venues and churches run $135 - $195 per square foot while a shell of the same size runs a fraction of it.

Worked example

Take a 10,000 square foot warehouse. Shell at $32 - $42 per square foot is $320K to $420K. Turnkey for warehouse use at $68 - $88 per square foot is $680K to $880K. Where you land inside that comes down to eave height, door count, insulation, slab loading and which county you are in.

That spread is not hedging. It is the honest width of a budget number before anyone has walked the site.

Steel prices and how long a quote is good

Steel is a commodity and it moves. Our quotes are good for 30 days. Past that we requote rather than hand you a surprise in month four. If a contract has a price escalation clause, read it. A fair one triggers only above a stated index move and it is written into the contract, not mentioned on a phone call.

How to compare two quotes without getting fooled

  • Is the engineered foundation included, in writing?
  • Is erection included, or is this a kit price with a separate crew to hire?
  • Are permits, plan review and inspections in the scope?
  • What insulation spec, by R value and product, not by the word insulated?
  • What slab thickness and what loading was it designed for?
  • How many overhead doors, what size, and is the framing around them included?
  • Is site grading in it, and how much cut and fill was assumed?
  • Is this lump sum against a written scope, or cost-plus with allowances?

Two numbers are only comparable when the scopes behind them are. Most of the time they are not, and the cheaper one is cheaper because something got left out.

When a metal building is the wrong answer

Under about 1,500 square feet of commercial space, a kit supplier will beat a general contractor on price and you should let them. Same on a small shop with no finish work. Steel earns its keep on span, on height and on square footage, so a small simple box does not play to any of its strengths.

Is the concrete slab included in metal building pricing?
In ours, yes, on every number we publish. In a lot of online metal building pricing, no. That single line item is usually the reason a quote you found looks impossibly cheap next to a real one.
Why is my quote higher than the price I saw online?
The online price is almost always a kit on a truck. It has no foundation, no erection, no permits, no site grading and no doors installed. By the time you add those you are at a real number, and it is the one a contractor gave you.
How long does a metal building take to build in Texas?
Steel erection is two to four weeks once the frame is on site. The full schedule is driven by engineering, permitting and building package lead time up front, then by interior finish at the end. Plan six to ten months from signed contract to occupancy on a typical commercial job.
Do metal building prices change with steel prices?
Yes. Steel is a commodity. A quote is a snapshot, which is why ours is good for 30 days. Past that we requote off current pricing.
What is the cheapest way to build a metal building?
Keep the span short, the eave low, the shape rectangular and the finish light, then build it as big as your budget allows so the fixed costs spread. Every complication you add to the shape of a building costs money twice, once in steel and once in labor.
